BOON’S POINT ESTATE — Renovation

The renovation of Boon’s Point Estate, completed in collaboration with Arch. Maria Giamundo, reworks an existing waterfront, colonial-style, house at the northern tip of Antigua, bringing greater clarity and resilience to a property that has evolved through several periods of construction. The approach is deliberately minimalist, light-touch, preserving the unique character and scale of the original house while using a restrained architectural language to refresh one of the island’s established waterfront properties.

Rather than altering the existing structure, a new independent secondary wall wraps around the building, allowing the original fabric to remain largely untouched. Into this new layer, a system of hurricane-resistant sliding doors combines impact-rated glass, mosquito screens and traditional Bermuda shutters within a single assembly, as well as the incorporation bespoke elements like the pineapple-inspired wood marquetry entrance door and wall sconces. The intervention uses contemporary architectural elements to address the particular demands of the Caribbean climate, while remaining deliberately secondary to the house it protects.
